What every package includes

Every Flora Lake package is the structural shell for a named plan. The price on the package page is that package. It is not a finished house.

In every package

  • Factory-cut steel and wood composite beams for the floor, walls, and roof, with bolted connections

  • Structural wood floor, wall, and roof panels

  • Lumber for blocking the Flora Lake panels

  • The bolts, connectors, and fasteners for the shell

  • Roof underlayment

  • Shop drawings with every component labeled and the connection details

  • The assembly sequence and the Flora Lake installation guide

  • The integrated porch, where the plan includes one

  • A structural warranty on the components, for the term stated in the contract

  • On-site install training and consultation

  • Windows and doors

  • Exterior cladding and insulation

  • Interior framing lumber

  • Foundation, designed by a licensed engineer

  • Site work, septic, and well

  • Freight, quoted to your site

  • Telehandler or crane, and unloading

  • Permits, impact fees, and utility taps

  • Erection labor and tools

  • Bracing and straps

  • Mechanical, electrical, plumbing, and HVAC

  • Finishes and appliances

  • Site-specific engineering

Tools the builder needs for assembly

  • Telehandler

  • Ratchet straps for squaring the steel frame

  • A 4 ft 2x4 to use as a lever

  • Pry bar

  • 2 lb hammer

  • Nail gun for 2" nails

  • Wrenches for the bolts

  • 6 ft level

  • Basic carpentry tools

The buyer or their builder hires and supplies those. The shell is what we sell.

Keeping the warranty

To keep the warranty, the package has to be installed by people Flora Lake has trained and approved. They need to check the delivery against the packing list, keep the components dry, get the underlayment on within 5 days, have the shell dried in within 60 days, and flash every penetration.
