Questions about ADU and home packages
-
It's the structural shell for one of our named plans: steel and wood composite beams and structural wood panels for the floor, walls and roof, cut in the factory and bolted together on site. The price on the package page is the package. It isn't a finished house.

Windows and doors. Interior framing lumber (the only lumber in the package is for blocking the panels). Exterior cladding and insulation, the foundation, site work, septic and well, freight, the telehandler or crane, permits and impact fees, erection labor, bracing, mechanical, electrical, plumbing and HVAC, finishes and appliances, and site-specific engineering. You or your builder supply those.

Yes. On-site install training and consultation is available as a separate charge.
-
Anyone can, but to keep the warranty the package has to be installed by people Flora Lake has trained and approved. They also need to follow the care steps on our package page, like keeping the components dry and flashing every penetration.

Often, yes, but your city or county decides. Florida law (section 163.31771, Florida Statutes) lets a local government adopt an ordinance allowing accessory dwelling units (ADUs, sometimes called granny flats) in single-family zones. It doesn't require it. So size limits, setbacks, parking and whether an ADU is allowed at all come from your local code.
-
Under current state law, an ADU allowed by a local ordinance under section 163.31771 needs an affidavit with the building permit application saying the unit will be rented at an affordable rate. Ask your local office whether your ADU falls under that ordinance or under other local rules.
-
The 100 Series is our pre-engineered ADU line: under 1,200 square feet and one bedroom or less, where local rules allow. Glass-wall cottages are in the 200 Series.
